In breaking news, there are some regulations under Bill AB 832 COVID-19 Relief: Rent: Federal Rent Assistance which expired March 31, 2022. Under this law, tenants had the option of filing an application for housing assistance.

Although some laws are about to expire, it is important to note that certain requirements for notice, rent relief, and collecting rent through small claims courts are valid until 2025. According to AB 832, Chapter 27, Section 5, “Existing Act, until July 1, 2025, provides that a small claims court has jurisdiction over any action to recover a rental debt related to COVID-19, as defined, regardless of the amount claimed. Additionally, each individual sovereign (county or city) is able to enact their own laws and regulations for the protection of tenants caused by the hardships of COVID. Provisions recently enacted by AB 2179 strengthened California’s statewide emergency eviction protections, which will now be limited to only protect tenants when a request for rent relief has been submitted no later than March 31, 2022. These protections must expire on June 30, 2022.

Los Angeles and San Diego currently have suspensions in place regarding evictions.
